Muncie, IN Business Licensing & Operations: Auto Repair on Residential Property (2026)

Muncie's zoning code does not name auto repair as a prohibited home occupation, but three of its home-occupation conditions combine to shut the door on running a repair shop out of a house. Muncie City Code § 150.222(C)(3) flatly states that no accessory building or structure shall be used to house a home occupation, which rules out the detached garage where most home mechanics actually work; the business has to fit inside the dwelling itself under § 150.222(A) and (C)(2). Even if the work were moved indoors, § 150.222(C)(7) bars any equipment or process that creates noise, vibration, glare, fumes, odors, or electrical interference detectable to the normal senses off the lot, and separately bars anything that causes visual or audible interference with a neighbor's radio or television or fluctuations on line voltage.

Compressors, pneumatic tools, engine noise, and solvent or exhaust fumes are exactly the kind of off-lot impact this subsection targets. Section 150.222(C)(8) adds that there shall be no visible display or storage of goods or commodities, and that no stock in trade or commodities other than those prepared, produced, or created on the premises may be sold there, which forecloses selling replacement parts or accessories out of the house. Because a home occupation is a special use approved by the Delaware-Muncie Metropolitan Board of Zoning Appeals under §§ 150.215 and 150.216, an applicant proposing auto repair work would need to show compliance with all of § 150.222(C), and the accessory-building and off-lot nuisance restrictions make that a difficult case to win.

Any operation that proceeds without meeting these conditions is enforced under Muncie City Code § 10.99, the general penalty of not more than $2,500.00 per offense.
