Stormwater Management

Development, construction or land-disturbing activity in unincorporated Bulloch County generally needs a stormwater management and drainage plan (SDP) and permit from the planning and development department before work starts, under § 6.5-68. Single-family homes and projects disturbing less than 0.6 acres of impervious surface are exempt, but design standards still control runoff rates and floodplain fill.

Flood Zones

No structure or land in a special flood hazard area of unincorporated Bulloch County may be built, altered, or filled without a development permit from the building official under § 7-15. In all areas of special flood hazard, the following provisions are required: (1)New construction and substantial improvements of existing structures shall be anchored to prevent flotation, collapse or lateral movement of the structure.

Flood Elevation Requirements

New construction and substantial improvements in a Bulloch County special flood hazard area must have the lowest floor elevated at least two feet above the base flood elevation under § 7-37(1), with HVAC, electrical, and plumbing equipment raised at least one foot above that same elevation. Non-residential buildings may be flood-proofed instead.
