ADU Rules

Code § 154.006 defines a SECONDARY DWELLING as a caretaker, health-care, farm-worker or guest-house unit accessory to a main home, and § 154.105(F)(1)(b) caps the Rural Residential Districts at one secondary dwelling per parcel, with guest houses excluded from that cap. A temporary mobile home for a family member needing special care is separately allowed as a conditional use on parcels of at least 0.76 net acres.

SECONDARY DWELLING. A dwelling other than a principal dwelling, used for a caretaker, health care or farm worker residence, guest house or similar use accessory to the principal residence. ... (b) Dwelling density for conditional uses. Not more than 1 secondary dwelling (other than guest house secondary dwelling) shall be permitted on any parcel.

Shed & Carport Rules

In the Rural Residential Districts covering most of unincorporated Valencia County, Code § 154.105(F)(3)(c) lets a side- or rear-yard accessory structure, a shed, detached garage or workshop, sit as close as 15 feet from the property line if it stays under 15 feet tall, at least 60 feet from a road, and 10 feet from any dwelling.

(c) An accessory structure not more than 15 feet in height, at least 60 feet from a road, and at least 10 feet from any dwelling may be located a minimum distance of 15 feet from the property line in a side yard or rear yard.
