Ramapo, NY Fence Regulations: Height Limits (2026)

Section 376-52C sets the Town's baseline fence and wall heights outside its incorporated villages: four feet maximum along any lot line, and up to six feet along the part of a lot line that sits behind the required front yard. A fence or wall taller than six feet is still allowed, but only if it is set back from the lot line a distance equal to two-thirds of its own height, so an eight-foot wall must sit at least five feet four inches inside the line.

Every fence must have its outer, or better-appearing, face turned toward the abutting property or street, and the outer face must sit at least one foot inside the property line, unless both abutting owners give written consent to build a common fence directly on the line. Near street corners, a second and stricter limit applies: § 376-51C caps fences and walls at three feet within the shaded sight-triangle areas the code calls Sketch A, so a six-foot side fence that would otherwise be legal cannot extend into that intersection sight line.

These are Zoning Law rules for the unincorporated Town; a fence inside Suffern, Montebello, Airmont, Sloatsburg or Ramapo's other villages is governed by that village's own code, not Chapter 376.
