Ramapo, NY Parking Rules: Loading Zones (2026)

Section 376-77 sets Ramapo's loading dock standards for commercial and other nonresidential uses. Subsection A requires off-street loading berths for all nonresidential structures or uses and scales the requirement to a building's size and district. Nonresidential uses permitted in residential or mixed-use districts need one loading berth measuring at least 10 feet by 40 feet with a 15-foot clear height for the first 20,000 square feet of gross floor area, plus one additional berth for each further 40,000 square feet or major portion of it. The Neighborhood Shopping and Community Shopping Districts get a bigger standard, one 10-by-50-foot berth with the same 15-foot clearance for the first 10,000 square feet, and one more for every additional 20,000 square feet. Office and industrial districts use the 10-by-50-foot berth again but on the 20,000-and-40,000-square-foot schedule.

Placement rules follow in Subsection B. Access to and from the loading area must be unobstructed and at least 12 feet wide, and no off-street loading berth may be located between the street line and the principal building, keeping trucks from loading in view of the street. A loading berth also cannot sit inside any required yard, and it must be screened where visible from a residential district boundary. Subsections C and D let adjacent businesses share loading berths jointly and set the rule for lots split by a district line: the district requiring more berths controls the whole lot. The Planning Board can modify the minimum standards where needed for circulation and traffic safety.
