Ramapo, NY Parking Rules: Driveway Rules (2026)

Section 376-71 of Ramapo's Zoning Law governs where a residential lot can locate its off-street parking. Subsection A lists what counts as an open or enclosed parking space: a private garage, carport, or other parking area, but not a street, an entrance or exit lane, or generally a driveway itself. The section then carves out a specific allowance for houses: a driveway behind the front house line may be utilized as parking spaces for one-family, two-family and three-family residences, which is what lets Ramapo homeowners count their own driveway toward required parking rather than building a separate lot.

That allowance comes with a design condition. All driveways shall include an adequate turnaround area to preclude the need for backing onto a public road, so a driveway that forces a car to reverse directly into the street does not satisfy the section even if it otherwise sits behind the front house line. The section also cross-references § 376-51D for any parking located in a required yard or fire lane, which is otherwise prohibited.

Subsection B sets a minimum dimension for any parking stall counted under this chapter: a minimum parking stall width of nine feet, whether the space sits in a driveway, a garage, or a paved parking area. Combined, the two subsections mean a compliant Ramapo driveway must be wide enough to provide nine-foot stalls and shaped enough to let a vehicle turn around on site rather than backing into traffic.
