West Valley City, UT Home Business: Signage Rules (2026)

Because § 7-7-115(1)(a) bars modifying a home's outside appearance or architecture to accommodate or promote a Home Occupation, a West Valley City home business cannot mount a permanent sign on the house or in the yard; the code's only signage allowance sits inside the vehicle-and-trailer rules of subsection (2). An operator can use one vehicle in connection with the business (two if it's a licensed Home Child Care), sized no larger than a one-ton pickup truck unless a Conditional Use Permit allows a larger, screened commercial vehicle that isn't a Heavy Truck.

That vehicle may carry a single sign no larger than four square feet under § 7-7-115(2)(g). One trailer is separately allowed: an enclosed trailer's body can't exceed 20 feet and an open trailer's body can't exceed 16 feet, and the trailer must be garaged or stored on private property, kept out of the required Front Yard setback (or, on a corner lot, out of the Front or Side Yard setback). That trailer may carry one sign covering the lesser of 24 square feet or 30 percent of the trailer's side panel, under § 7-7-115(2)(e)(iii).

Tow trucks, tanker trucks, box vans, delivery vans, and similar vehicles can't be kept on site at all; they have to be stored at an approved off-site location. Off-street parking on the property must be enough to cover both the residents and the business vehicle or trailer.
