Corona, CA Home Business: Zoning Restrictions (2026)

CMC Chapter 17.86 governs home occupations across all residentially zoned properties in Corona. The use must be clearly incidental and subordinate to the primary residential use of the dwelling. Standards include: conducted entirely within the dwelling unit (or an accessory structure approved for the use), no more than one non-resident employee, no outside storage of materials or products, no display of merchandise visible from the street, no signage other than as allowed for residences, no vehicle traffic exceeding what is normal for a residence, no noise or vibration audible at the property line, and no use of equipment or processes not customary to a dwelling. Prohibited home occupations include auto repair, welding, kennels, body shops, restaurants (except cottage food and MEHKO), funeral services, medical/dental clinics with patient visits, retail stores with walk-in customers, and any use producing hazardous materials. Cottage Food Operations (Class A and B under H&S §113758 et seq.) and Microenterprise Home Kitchen Operations (MEHKO under AB 626) have special state-level permitting overlays. A separate Business License (CMC Title 5) is also required for any home occupation generating revenue.
