Bloomfield, NJ Parking Rules: Commercial & Oversized Vehicles (2026)

Section 315-40I of the Bloomfield Township land development chapter contains two separate limits on commercial vehicles at residential addresses. First, no commercial vehicle with a gross vehicle weight rating of more than 5,000 pounds can be parked or stored outdoors overnight in any residential zone. The test is the manufacturer's gross vehicle weight rating, not the load on a given day, and the bar applies to outdoor parking or storage overnight, so a truck kept in a closed garage is not caught by this sentence.

Second, not more than one commercial vehicle of any kind can be parked or stored on any residential lot. That count applies even to a light commercial van or pickup under the 5,000-pound line, so a household with two work vehicles cannot keep both on the lot.

A companion rule in § 315-36D(6), covering accessory structures and uses, widens the restriction. It says commercial and industrial trailers, tractors, construction machinery and equipment, commercial trucks and vehicles greater than 5,000 pounds, or any open trailer or dumpster cannot be kept, placed or stored in any residence zone except in listed instances. The listed exception covers equipment and machinery used in connection with the construction, alteration, removal or demolition of any buildings or structure or the excavation of any land, which can stand on the premises where the work is being undertaken while the work is in progress.

The Zoning Officer enforces both sections as part of Chapter 315. These rules sit in the zoning chapter, so they are separate from the Township's street parking schedules in Chapter 254, which handle on-street parking regulation.
