Tempe, AZ Parking Rules: Commercial & Oversized Vehicles (2026)

Section 21-4 of the general Tempe City Code, titled "Other enumerated violations," opens with the commercial-vehicle restriction at subsection (a)(1). It is unlawful in a residential district to erect, maintain, use, place or leave "any vehicle or trailer that was designed or is used for any commercial purpose" once it exceeds a one-ton capacity or is longer than 21 feet, regardless of how many such vehicles are present. Separately, the same subsection bans keeping two or more commercial vehicles at a residential property "regardless of size," so even two small work vans or two commercial trailers under the size thresholds violate the rule simply by being parked together.

The restriction applies specifically to residential districts as zoned, and it targets vehicles "designed or used for any commercial purpose," covering box trucks, flatbeds, tow trucks, and large trailers used for a business regardless of who owns the underlying lot. Community Development enforces the provision the same way it enforces every Section 21-4 violation: a notice to comply under Section 21-43 identifies the vehicle and gives the owner a compliance date to remove or relocate it, and a habitual offender who has already been cited or found liable for a Chapter 21 violation within the prior twelve months loses that notice period and can be cited or taken to abatement directly.
