Pierce County requires new development in unincorporated areas to provide electric vehicle charging infrastructure under PCC 18A.35.040, following Table 18A.35.040-3 for EV charging stations, EV-Ready, and EV-Capable spaces. Equipment must meet RCW Chapter 19.28 and NEC Article 625, with exceptions for small parking areas and sites without power.
Under the Title 18A zoning parking code, new buildings and accessory structures in unincorporated Pierce County must provide EV charging stations, EV-Ready parking spaces, and EV-Capable parking spaces according to Table 18A.35.040-3, with calculations rounded up to the nearest whole number. EV supply equipment must be installed per Chapter 19.28 RCW and the National Electrical Code, Article 625. Each EV-Ready space and EV charging station requires a minimum 40-ampere dedicated 208/240-volt branch circuit, and EV-Capable spaces require a listed raceway sized for the same circuit. Ten percent of accessible parking spaces must be EV charging stations, with an additional ten percent EV-Ready. Exceptions apply where there is no public utility or commercial power, for dwelling units without garages or on-site
Failing to install the required EV charging stations, EV-Ready, or EV-Capable spaces and circuits for new construction under PCC 18A.35.040 and Table 18A.35.040-3 is a zoning violation that can block permit approval. Electrical work must also comply with RCW 19.28
