Woodland, CA Building Safety: Fire Sprinkler Requirements (2026)

Municipal Code Section 8.20.040(D)(4), part of the Fire Code's added Section 324, requires every manufactured home and tiny home defined as a primary residence in Woodland to be protected by an automatic fire sprinkler system designed and installed in accordance with NFPA 13D. Only a California-licensed C-16 fire protection contractor may perform the installation, and the sprinkler plans must be reviewed and approved by the Fire Department before work begins. The completed system must pass a final inspection and functional test before the Fire Department will sign off on occupancy of the home.

The same Section 324 extends the sprinkler duty to accessory structures: under Section 8.20.040(K)(6), if the main residence on a parcel has an automatic sprinkler system, every additional or accessory structure on that parcel must also carry an approved NFPA 13-D sprinkler system regardless of the accessory structure's size or use. For conventional one- and two-family dwellings, townhouses and mobile homes citywide that are equipped with a residential sprinkler system, Section 8.20.040(N) further requires a listed spare sprinkler head box near the main riser, stocked with at least two spare heads of each type and temperature rating used in the system plus a compatible sprinkler wrench, which the property owner must keep in good condition and the Fire Department enforces at final inspection and during ongoing maintenance checks.
