Chapter 280 (Zoning) Article XIII sets residence-district yard setbacks. In typical R-1A and R-2 districts the minimum front yard is 30 feet or the prevailing front-yard setback (whichever is greater), the minimum rear yard is 25 feet, and the minimum side yard is 20 feet (each side).
Setbacks vary by zoning district - the R-1A example above represents one of the larger-lot districts. Smaller residence districts (R-3, R-4) have correspondingly smaller setbacks. Front-yard setbacks tied to 'the prevailing front yard setback' protect established streetscapes by preventing new homes from pushing forward of existing neighbors. Accessory structures generally have reduced setback requirements but cannot extend into the front yard. Sight-triangle rules on corner lots impose additional restrictions on structures and vegetation within the triangle.
Building into setbacks is a Chapter 280 violation enforceable under Β§ 1-15. Variances are obtained through the Board of Zoning Appeals.
