Building height is generally measured from average grade at the front of the building to the midpoint between the eave and ridge for sloped roofs, or to the top of the parapet for flat roofs. Cupolas, chimneys, antennas, mechanical penthouses and church spires are excepted within reason. Commercial and apartment districts permit greater heights set in the district schedule. Floor area ratio and lot coverage limits also constrain expansion. The Board of Zoning Appeals can grant height variances upon a showing of hardship.
