Doral, FL Business Licensing & Operations: Auto Repair on Residential Property (2026)

Doral's Land Development Code has no separate license category for home auto repair; instead, any such business has to clear the same Sec. 74-781 standards that govern every home occupation. Item (2) requires the business's activities to occur entirely within the residential dwelling, which forecloses working on vehicles in the driveway or yard. Item (5) requires approval from the Miami-Dade County Division of Environmental Resource Management and the Miami-Dade Fire Department, plus compliance with other local, state and federal rules, before the business uses, stores or disposes of any corrosive, combustible, or other hazardous or flammable material or liquid, which covers motor oil, solvents, brake fluid, and similar repair-shop staples.

Item (10) separately bars parking or storing any vehicle bearing the business's name, or any commercial vehicle, trailer or heavy equipment, on the site at all, except inside a closed garage; a customer's car left in the driveway overnight for repairs runs into this same restriction. Item (6) bars altering the home's exterior to attract attention to the business, and item (8) forbids noise, odor, smoke or other nuisances from the operation, both of which are difficult for a working repair bay to avoid. Because the business also cannot involve retail transactions at any structure other than the dwelling (item 4), a shop selling parts on-site independent of repair work faces the same limits.

Taken together, these standards do not flatly outlaw a home-based auto repair business by name, but they leave almost no compliant way to run one beyond very light, fully enclosed, non-hazardous work.
