Doral, FL Parking Rules: Loading Zones (2026)

Section 77-164 states the intent: off-street loading space for business vehicles must be provided as required by Division 3 of Chapter 77. Section 77-165's table sets the count by use and floor area. Retail commercial, service and commercial entertainment uses need one loading space for 5,000 to 10,000 square feet, two spaces from 10,001 to 30,000 square feet, and one more for each additional 20,000 square feet. Offices and financial institutions need one space from 10,000 to 30,000 square feet and two from 30,001 to 60,000, with one more per additional 30,000 square feet.

Industrial, manufacturing and warehouse uses need one space from 3,000 to 15,000 square feet and two from 15,001 to 30,000. Auditoriums, gymnasiums, stadiums and other public assembly buildings need one space from 10,000 to 50,000 square feet, two from 50,001 to 100,000, and three above 100,000. Section 77-185(b) then fixes the physical size: a standard off-street loading space must be 12 feet wide and 25 feet long, with 15 feet of vertical clearance and enough room for maneuvering, ingress and egress. The city can require a longer space, up to 55 feet, where full-length tractor-trailers are expected, and a developer may build larger spaces without reducing the required count.

On the public right-of-way, Section 44-158(2) gives the parking administrator authority to set the location of on-street freight and passenger loading zones and to post signs stating the hours each zone is in effect, so posted signage, not the ordinance text itself, controls hour-by-hour restrictions on any specific curb loading zone.
