Grand Junction's home occupation rules single out vehicle and equipment repair as incompatible with residential neighborhoods. GJMC § 21.04.040(e)(2)(iii)(B), Prohibited Home Occupations, states these uses are barred regardless of whether they comply with the standards of this subsection, and item (h) on that list names 'Heavy equipment or vehicle repair' specifically. The same prohibited list bars occupations that involve highly combustible or hazardous materials, and separately bars occupations where the dimensions, power rating, or weight of equipment and tools used exceed that of normal household equipment and tools, both of which independently sweep in most auto-repair work, from engine rebuilding to paint and body work, because that kind of work typically needs lifts, compressors, welders, or solvents beyond household scale.

The prohibition applies citywide across every residential zone district and cannot be cured through the Director's general waiver power, the 25% floor-area allowance, or any other home occupation standard, because subsection (B) makes clear the ban is absolute rather than conditional. A resident who wants to run a repair shop, whether for cars, motorcycles, small engines, or heavy equipment, must find a lot in a zone district where Table 21.04-1, the Principal Use Table, lists vehicle repair as an allowed or conditional principal use, typically a commercial or industrial district, and go through that district's applicable permitting process rather than trying to base the business at a residence.
