North Las Vegas Municipal Code Title 12 (Streets and Sidewalks) requires property owners to maintain trees growing on or near their property so that branches do not obstruct sidewalks, streets, traffic signs, street lights, or utility lines. Minimum vertical clearance is 8 feet over sidewalks and 13 feet 6 inches over streets. NV Energy handles aggressive trimming around power lines under NRS 704 authority and may topiary-prune aggressively. Under Nevada common law, if a neighbor tree overhangs your property, you may trim it back to the property line at your own expense as long as the trimming does not kill the tree. You cannot enter the neighbor property without permission. Healthy mature trees (Aleppo pine, mesquite, acacia, palo verde, desert willow, purple leaf plum) are common in older NLV neighborhoods and in Aliante tract landscaping. Palm trees require annual frond removal to prevent rat nesting and fire hazards. Trees on city rights of way (between sidewalk and curb) are generally maintained by the owner but must follow the city approved street tree list. Removal of significant trees may trigger HOA review.
