Southampton, NY Parking Rules: Commercial & Oversized Vehicles (2026)

Section 330-97 supplements the Town's off-street parking rules specifically for residence districts. Subsection B restricts a private garage or off-street parking area at a residence to a single commercial vehicle, and that vehicle cannot exceed 10,000 pounds gross motor vehicle weight or 25 feet in length, ruling out full-size box trucks, tractors and similar equipment from being stored at a house at all. Subsection C then caps overall vehicle count at the dwelling: no more than one vehicle for each conventional bedroom, plus one additional vehicle that may be parked on the property overnight, and vehicles cannot be parked on the street in violation of the Town's other parking regulations.

Notably, § 330-97C states that the exemption in § 330-100A of the chapter does not apply to this bedroom-based vehicle cap, meaning homeowners cannot rely on that general exemption to keep extra vehicles beyond what Subsection C allows. Together, the two subsections mean a household's one permitted commercial vehicle counts toward, rather than in addition to, the bedroom-based vehicle limit, and it must independently satisfy the weight and length caps before it can be garaged or parked outside at all.
