Southampton, NY Parking Rules: RV & Boat Parking (2026)

Article XV of the Zoning Code, § 330-77B, sets a specific standard for recreational and commercial equipment that goes beyond the ordinary vehicle-parking rule in § 330-77A: no commercial vehicle nor any house trailer, mobile home, boat or boat trailer or any similar equipment shall be parked in any front yard or in any required side yard or within 10 feet of any property line in a required rear yard. That single sentence covers the equipment residents in Hampton Bays, Westhampton, East Quogue and the Town's other unincorporated hamlets most often want to store at home: RVs and house trailers, mobile homes, boats and boat trailers, and similar equipment such as work trailers or construction rigs.

The rule applies to every residence district Town-wide and does not distinguish by lot size, meaning even a large waterfront parcel cannot keep a boat trailer parked in the front yard facing the street. The only location where this equipment may sit is a rear yard, and even there it must be at least 10 feet from every property line, the same buffer the Town uses for ordinary accessory parking under § 330-77A. The Code treats this as separate from marina or boatyard commercial storage, which is regulated under its own use standards elsewhere in Chapter 330; § 330-77B applies to what a homeowner keeps on residential property. Screening or fencing does not exempt equipment from the front-yard and side-yard prohibition; the rule is about location, not visibility.
