Southampton, NY Parking Rules: Preferential Parking Districts (2026)

Town Code Chapter 312, Article X (§§ 312-52 through 312-54), the 'Parking-by-Permit-Only Law,' lets the Town Board designate specific access roads, beach parking lots and Town-owned properties as permit-only, functioning as Southampton's version of a preferential parking district. Section 312-53 explains that the Town owns limited recreational areas, access roads and parking facilities established for resident use, and that use by others had grown so heavy that residents could no longer conveniently reach the Ocean Beach Area and Bay Beach Area; the Town Board therefore restricts parking on these areas to vehicles displaying a resident or nonresident permit issued under Chapter 111, Beaches, Parks and Waterways.

Section 312-54 lists dozens of specific segments by hamlet, including Flying Point Road and Burnett Cove in Water Mill, Ocean Road in Bridgehampton and Sagaponack, Cold Spring Road and Sebonac Inlet Road in Tuckahoe, Sunset Avenue and Beachdale Road in Hampton Bays, Long Neck Boulevard in Flanders, and North Sea Road and Towd Point Road in North Sea. Most of these areas run permit-only from May 15 through September 15 between 9:00 a.m. and 6:00 p.m., though the Flying Point Road bulkhead segment in Water Mill requires a permit around the clock.

A parallel subsection covers Town Trustee access roads, which the Trustees of the Freeholders and Commonalty jointly regulate with the Department of Parks and Recreation under any management agreement in place. Permits come from the Southampton Town Department of Parks and Recreation, and violators face a flat $100 fine per violation under § 312-79B(2), separate from the $25 to $75 range that applies to ordinary designated-location parking bans.
