ADU Rules

Unincorporated Rowan County allows one accessory dwelling unit (ADU) per lot as a special-requirement use. County Code Sec. 21-56(1)d caps the ADU at 1,000 square feet, requires it to be smaller than the principal house, and holds it to the same setbacks as the main dwelling before Planning & Development will approve it.

Shed & Carport Rules

In the RA, RR, RS, MHP and MFR districts, Rowan County caps a shed or other accessory structure's footprint at 10 percent of the lot and bars it from the required front setback under Sec. 21-285. Side and rear setbacks then scale with the building's square footage, from 10 feet for structures up to 4,000 square feet to 80 feet for anything over 8,000 square feet.

Garage Conversions

Rowan County lets a detached accessory dwelling unit be built inside a garage, workshop, or similar accessory structure rather than as a stand-alone building. County Code Sec. 21-56(1)d(3) still requires that structure to meet the accessory-structure setbacks in Sec. 21-285 and every other ADU standard in Sec. 21-56(1)d.
