A data center ancillary to another primary use is allowed only if it occupies no more than ten percent of the building footprint, serves the on-site owner's own enterprise functions (no leasing to third parties), and is not in a stand-alone structure. Staff cited the low post-construction job counts relative to the high-value employers targeted along the Price Road corridor.
Building or operating a data center outside an approved Planned Area Development district is an unlawful use under Chandler's Zoning Code, subject to enforcement by Development Services and the Zoning Administrator, including stop-work orders and permit denial.
