Old Bridge, NJ Parking Rules: Loading Zones (2026)

Chapter 250, the Land Development ordinance, is where Old Bridge actually writes its loading rules, not the traffic code's on-street loading-zone schedule in Section 10-20, which the Township has left unpopulated. Section 250-55B requires every use that triggers an off-street parking obligation to also provide loading and unloading areas sized under the Schedule of Minimum Loading Requirements set out in Appendix G; if a use is not covered by that schedule, the developer must still provide enough loading area to let goods and products change hands somewhere other than a public street or public parking area, and that area has to be adequately screened from neighboring properties.

Subsection (2) keeps the schedule's minimum-space numbers in force even for a use that has not yet reached the gross floor area that triggers the first required loading space, and Subsection (3) makes clear that required loading spaces are counted on top of, not as a substitute for, the required off-street parking spaces, so a site cannot shrink its parking count by pointing to its loading dock. Enforcement runs through the Zoning Officer under the Land Development chapter's general violations section, Section 250-100: a property owner who receives a notice of violation for a loading or parking shortfall and does not correct it in the time given faces a fine of not more than $2,000, up to 90 days in jail, up to 90 days of community service, or a combination, with each day the violation continues counted as a separate offense.
