Kenner, LA Short-Term Rentals: Short-Term Rental Parking Rules (2026)

Unified Development Code § 12.16(b)(3) sets the parking floor for short-term rentals inside Kenner's operational standards for the use: there must be one off-street parking space for each room rented, in addition to the number of spaces required for each dwelling unit under UDC Article VII, § 7.04. That means a homeowner renting out three bedrooms on a short-term basis needs three dedicated off-street spaces on top of whatever off-street parking the dwelling already had to provide as a residence, not instead of it. The rule sits in the same operational-standards subsection as the requirements that the operator comply with the noise-nuisance provisions of chapter 7, article 8, § 7-138, and that a designated local responsible party be reachable even though the operator need not be on site during a guest's stay.

Because the parking count is tied to rooms rented rather than to bedrooms in the abstract, an operator advertising additional rooms for rent must be able to show the added off-street spaces exist before Inspections and Code Enforcement will treat the property as compliant for licensing.
